For newer roofs in good condition, a thermal moisture survey every two to three years is generally sufficient. For roofs over 15 years old, annual surveys are advisable. Many building owners commission a survey before warranty expiration to document any manufacturer-responsible defects.
After Significant Weather Events
In Florida, any named storm is grounds for an immediate thermal inspection regardless of when your last scan was. Wind-driven rain infiltration can occur even when the roof appears undamaged.
