Impedance Roof Scanning
Non-destructive roof moisture detection for Tampa Bay commercial buildings — mapping exactly where your roof is wet without cutting a single core.
Using a non-destructive impedance scanner, we measure the electrical resistance of your roofing system to detect trapped moisture — without cutting, drilling, or otherwise damaging your roof. This method complies with ASTM D7954, the industry standard for non-destructive roof moisture surveys, and can cover large roof areas quickly with reliable, repeatable results.
How It Works
A low-frequency signal is passed through the roofing material. Moisture changes how strongly that signal is conducted, so as we move the scanner across the roof in a systematic pattern, we get a continuous, real-time reading of moisture conditions — with problem areas clearly identified as we go.
Our Scanning Process
- Visual inspection of penetrations, seams, and drainage points
- Calibration using a known dry area of the roof as a baseline
- Systematic scanning of the full roof in a consistent grid pattern
- Mapping and reporting of every reading, pinpointing exactly where moisture is present
What It's Good For
- Roofs preparing for a coating or re-cover installation
- Routine maintenance and warranty inspections
- Verifying repairs after storm or leak damage
- Single-ply, built-up, and modified bitumen roofing systems
Why It Matters
Commercial roofs are one of the most expensive building systems to maintain and replace. Identifying trapped moisture early lets you target repairs to the areas that actually need them — protecting the rest of your roof investment and avoiding costly, unnecessary replacement.
What You'll Receive
After the scan, you’ll get a clear report with a marked-up moisture map of your roof, showing exactly where readings indicated trapped moisture — so you know precisely what needs attention and can plan repairs with confidence.
