This project was completed at St. Petersburg College Midtown Campus, where the general contractor requested an evaluation to determine whether the existing roof was suitable for a new coating system. The goal was to assess underlying conditions before moving forward with any additional roof work. Our team performed an impedance roof moisture survey to identify areas of trapped moisture beneath the existing roof assembly. The survey revealed multiple moisture-affected sections and determined that the existing roof coating was contributing to moisture entrapment, preventing the roof system from properly drying. Based on these findings, we advised that installing an additional coating without addressing the trapped moisture would increase the risk of future failures. The results allowed the general contractor to make an informed decision and highlighted the importance of performing a moisture scan before adding roof layers to avoid sealing in moisture between systems.
